Leal Construction Management, founded by Keith Leal, provides clients with highly personalized construction management services.


Our firm is structured so that Keith can use his wealth of industry experience to manage projects directly and personally, assisted by a tight group of well-seasoned professionals. Thereby, LCM brings our clients the best of both worlds; large-firm experience delivered with small-firm personal touch. We provide a single point of contact from the start of design until the facility is complete and the last document is filed away.


Our firm is pure construction management (CM) and acts solely as an agent of our client. Clients benefit from knowing that we will never have any of the conflicts of interest that CMs who also act as constructors or architects can face.

 

Services

In addition to full-service construction management, we also provide consulting services to owners and design professionals. Consulting services include:

· Cost Estimating/Budgeting

We provide estimating services for projects from the conceptual stage through complete construction documents. Our estimating services include a full detailed report of the proposed design as well as evaluation of alternatives and value analysis. Depending on the needs our clients, we can provide estimates spanning the spectrum from gross square foot to detailed unit price analysis.

· Project Scheduling

Our CPM scheduling utilizes the Primavera Suretrack Software and is tailored to specific client needs.

LCM believes effective Project scheduling begins at the inception of planning stages of a Project or Program. We can facilitate interactive scheduling sessions with the Project team in the early planning stages to focus the Team on the critical decisions needed to advance the plan forward.

· Constructability Analysis

We review the design in progress to assure constructability with minimal changes in the field. Suggestions will be given to make details as efficient as possible.

· Bid Preparation/Evaluation

Services include compiling front-end documents, preparing bid scopes, providing feedback on potential bidders, conducting pre-bid conferences and bid evaluations, and making contract award recommendations.
